Yes. We cover White Oaks, Howard Park, Beverly Terrace, Clearfield Park, Alder Manor, the San Carlos Hills, Greater East San Carlos, and the downtown Laurel Street area, along with adjacent unincorporated San Mateo County pockets such as Palomar Park.
Many San Carlos homes from the postwar tracts still run 60 or 100 amp panels that cannot carry a 240 volt charger plus a heat pump appliance. We run a load calculation, tell you honestly whether a subpanel or a full service upgrade is needed, and handle the panel work and permitting.
Hillside homes sit in different pressure zones depending on elevation. Houses low in a zone can see static pressure well above the 80 psi ceiling the plumbing code allows, which wears out supply lines, water heater components, and fixture valves. Houses high in a zone often have the opposite problem. A pressure test tells us whether you need a new regulator, and failed regulators are one of the most common calls we take in the hills.
Much of the San Carlos flats was built out in the 1940s and 1950s, so laterals in White Oaks, Howard Park, and Beverly Terrace are often original clay or Orangeburg pipe running under mature street trees. Root intrusion and separated joints are the usual culprits. A camera inspection tells you whether hydro jetting will hold or whether a trenchless replacement is the better long term fix.
Yes, under Municipal Code Chapter 13.05. An inspection is triggered by a new sewer connection, a building permit over $75,000 or affecting 25 percent or more of the structure, adding a toilet, a change of use, or a sanitary sewer overflow. Property owners are responsible for both the upper and lower lateral, and repairs must be finished within 90 days of a failed inspection.
Most work beyond a basic repair does. The San Carlos Building Division at 600 Elm Street requires permits for water heater and furnace replacements, new fixtures, and appliance or panel circuits, even when a homeowner does the work themselves. Like for like toilet swaps are exempt. We pull all necessary permits and schedule inspections on your behalf.

9/15/2024I had a clogged sink and my usual plumber buddy who live up the street from me of course was in Tahoe for the weekend. I called 2 companies... Read More in Half Moon Bay both of which were booked out 2-3 weeks. Did some yelp searching and saw good review so lobbed in call. They picked up right away and within 2 hours a guy was here. Very good guy and said that he would recommend that while I have him do the snake also to replace most of the parts under my sink. I told him that I appreciated that but I have a friend who is a plumber, he said he would try to make it work. He found the clog, and got everything back together with no leaks
