San Francisco’s Full-Spectrum Plumbing & Electrical Service Since 1979

Noe Valley and Bernal Heights hold Edwardian flats, the Sunset and the Richmond are largely 1940s row houses, and newer condominiums have gone in across the eastern neighborhoods. Each era used different pipe and different wiring, and in this city you often find two of them in one building.

Common Issues We See in San Francisco

The four calls our San Francisco crews make most often and the fixes that hold up.

1

VICTORIAN AND EDWARDIAN FLATS

Knob-and-Tube Wiring

Original wiring is still energized in plenty of older flats, often buried under added insulation.

2

ATTACHED BUILDINGS

Shared and Undersized Laterals

Neighboring buildings sometimes tie into one line, so a blockage next door reaches your garage.

3

GARAGE-LEVEL UTILITIES

Water Heaters and Gas Lines in Garages

Ground-floor installs need correct venting, elevation and strapping, and older gas runs need updating.

4

ROW HOUSES

Long Kitchen and Laundry Drains

Waste lines running the length of a narrow building collect grease at every bend.

Christian came out and looked at our Shower issue. He gave us options to get the plumbing serviced. He was on time extremely professional and walked us through the process. Very high degree of professionalism.

Kameron is a ROCK STAR!!! In the past 2 weeks he has done 2 jobs on our house. The first was to bring our water heater up to code (huge shout out to Omar who did a great job too), and today he replaced our old toilet with a fancy new tankless integrated bidet. Kameron came yesterday to go over the options, he meticulously researched the toilet I selected, ensuring that we did need a boot and that the toilet would fit in our 80 year old bathroom as well as giving me a detailed, transparent quote of materials and labor. He was here first thing this morning and worked all day making everything perfect. He EVEN primed and painted the wall behind the toilet (something my husband wanted to do but was out of town). He also added caulking to the seam between our sink and the wall, which had eroded. Going “above and beyond” doesn’t begin to describe Kameron’s work, his professional service and his kindness. We have been customers of Caccia plumbing and Kameron exemplifies Caccia at its highest bar. THANK YOU!!!

Best plumber, fixes the problems! I have tried several other plumbers that couldn’t fix the problems and wasted my money. I’ve had several leaks and even if Caccia has to come back to fine tune (threads) and tighten a bit, never have s leak again. Service is on time courteous, clean and quality work.

Caccia did such an amazing job, I would definitely use them again. The technician, Pablo, was extremely communicative. We had a pretty bad water leak in our hot water heater. Pablo pinpointed the issue very quickly, kept in constant contact with me until a decision was made on the best approach, and had the repair done in less than an hour. He was kind, arrived on time, and had the water leak fixed way faster than I had imagined. Overall 10/10 service.

We are impressed with Caccia Plumbing, and always have been! They are well established and known for true expertise, professionalism, and trustworthiness! They have been around for decades! They have done both small jobs and a few larger,, more significant jobs for us. We have always been supremely satisfied. Today, Kameron and Omar did a thorough and efficient job with our shower faucet! They provided us with a few service options with transparent pricing from the basic fix it option up to a more preventative option as well aa an upgrade option for an older house. These guys were awesome and communicative, and they even fixed our side garden gate that was having a minor issue while they were in our easement dealing with our plumbing problem! What a bonus! Five stars and beyond always for Caccia! NOTE: While their prices might be slightly higher than the competition, it is well worth it! Caccia pays their plumbers and electricians very well with good benefits. This investment in their talent shows! Their employees stay with them for a long time. Kameron had been here about 5 years ago for another job, and he remembered it and even had pictures of that previous job. They also put substantial effort into quality training and apprentice programs

I don't often write reviews, but I wanted to make sure to commend the entire team at Caccia. The operations and scheduling staff is responsive, polite, proactive and thorough in keeping me up to date on scheduling. The service staff that came to my home have all been great and I want to especially call out the great and polite/respectful service I received from Nate, Pablo, and Joseph. You can't go wrong calling Caccia.

Frequently Asked Questions in San Francisco

Do I need a permit for plumbing or electrical work in San Francisco?2026-04-16T22:12:23+00:00

Yes. San Francisco’s Department of Building Inspection (DBI) requires permits for most plumbing and electrical work. The city’s permitting process is more involved than most Peninsula cities. We pull all necessary permits and coordinate inspections.

My Victorian home in Noe Valley has old pipes. Should I repipe?2026-04-16T22:11:54+00:00

Many pre-1920s San Francisco homes still have galvanized steel supply lines and cast-iron drain pipes. After 100+ years, internal corrosion causes low pressure, discolored water, and recurring leaks. Repiping is typically the most effective long-term solution.

Who is responsible for sewer lateral repairs in San Francisco?2026-04-16T22:11:28+00:00

Homeowners are responsible for the sewer lateral from the building to the city main. San Francisco uses a combined sewer system, and many laterals are original clay, brick, or early concrete pipe that are over a century old.

Can my Sunset District home’s panel handle an EV charger?2026-04-16T22:10:40+00:00

Most Sunset and Richmond District row houses were built with 60- or 100-amp panels. Adding an EV charger, heat pump, or induction stove usually requires a panel upgrade. We assess your needs and handle the upgrade and DBI permitting.

Does Caccia serve all San Francisco neighborhoods?2026-04-16T22:10:13+00:00

Yes. We serve San Francisco neighborhoods including Noe Valley, the Castro, the Sunset, the Richmond, Pacific Heights, SoMa, Bernal Heights, Glen Park, and the surrounding areas of Daly City and South San Francisco.

Does San Francisco have hard water?2026-04-16T22:09:44+00:00

San Francisco’s water from the Hetch Hetchy system is relatively soft compared to many cities, but mineral content is still enough to cause some scale buildup in water heaters and fixtures over time, especially in older homes with corroded pipes.
